New One&Only Resort And Residences Planned For The Hudson Valley
The choice of site announced for the new Hudson Valley One&Only resort with branded residences isn’t surprising, but it’s still exciting.
The region is best known for its natural beauty, especially its stunning landscapes that change with the seasons and its proximity to New York City. For that reason, wealthy families built large estates here during the Gilded Age.

The area was home to the Rockefellers in Pocantico Hills (Kykuit), the Vanderbilts in Hyde Park, the Jay Gould family in Tarrytown, the Astors in Briarcliff and Rhinebeck, and many other magnates. Having a country place in the Hudson Valley offered not only great prestige but a respite from the city for gardening and leisure activities on sprawling properties with river views. They also provided opportunities to live a healthier life and appreciate the beauty of nature and the outdoors.

The One&Only-branded residences promise to be exclusive, too, limited to only 35 properties. Branded residences are gaining popularity as second and third homes, offering both luxury and a sense of community.

Early Plans for One&Only Hudson Valley
The Hudson Valley One&Only project, announced in April 2025 and proposed to open in 2028, plans for both a destination resort and branded private residences.
The project will be located on 21 acres adjacent to the Culinary Institute of America (CIA) campus, approximately 90 minutes from New York City.
Specifically, the plan calls for:
- 61 luxury cabins, guest rooms and suites,
- 35 or fewer private homes,
- Two “culinary experiences,” and
- A “longevity hub.”
Hudson Valley One&Only Project Partnerships
The project’s three main partners include Kerzner International, Nolan Reynolds International (NRI) and the CIA. Clinique La Prairie will also be involved in programming.
Kerzner International
Dubai-based Kerzner International is known for its portfolio of 14 resorts and 381 branded residences in exclusive locations around the world. In addition to One&Only resorts, the firm is also known for Atlantis (in Dubai) and Siro health and wellness hotels.
Nolan Reynolds International
Based in Florida, NRI also specializes in developing luxury hotels, resorts and residences, many with an emphasis on meaningful experiences in gastronomy, wellness and longevity.
Culinary Institute of America, New York (Hyde Park campus)

With other campuses in St. Helena and Napa, California, San Antonio, Texas and Singapore, the CIA is considered the premier culinary institution in the USA. Its 170-acre Hyde Park campus is on the Hudson River, where it trains professional chefs and offers courses for food enthusiasts. The school’s involvement reflects the vital role of culinary experiences in the Hudson Valley One&Only project.
Clinique La Prairie
Clinique La Prairie, the Swiss health and longevity clinic, will provide programs that combine medical care, nutrition, well-being, and physical activity.

A Destination Resort In A Unique Setting

The Hudson Valley is known for its excellence in farm-to-table cuisine, wineries, spirit distilleries, and cultural attractions.
“One&Only is the perfect addition to the region’s vibrant tapestry of agricultural, historical and educational offerings, and brings exceptional, one-of-a-kind opportunities for CIA students, guests and our community,” commented CIA President Michiel Bakker.
The project promises a commitment to sustainable design and community engagement in the development process.
This will be the second One&Only resort in the United States. One&Only Moonlight Basin is scheduled to open in Big Sky, Montana, in November. That resort may offer a glimpse into the excitement of what’s to come to the Hudson Valley.
